The Letting Process

Stage 1

Free market appraisal and advice on the obligations of a landlord and tenant.

Stage 2

Marketing

Local knowledge and modern technology allow us to create enhanced property details for our clients, to include high quality photography, floorplans, and maximum exposure on Rightmove, On The market, Prime Location and our own website. Your property is displayed in our window and throughout our social media.

Stage 3

Viewings and Feedback

All viewings are accompanied, and during the viewing we will gather information to ascertain the applicant’s suitability as tenants. Once the landlords confirm they are happy with the proposal the tenants will be put forward for referencing.

Stage 4

Tenant Referencing

The prospective tenants will be put forward to the referencing agency who will undertake to obtain a previous landlord reference, employers reference, (including confirmation of income) and carry out an adverse credit history search.

If the tenants are self-employed, further financial checks will be carried out.

Stage 5

Commencement of Tenancy

Once the tenants have passed the referencing process a move-in date will be agreed and all the paperwork associated with setting up the tenancy undertaken. This will include prescribed information, tenancy agreement, Inventory and meter readings. An appointment will be made at our office with your tenants to carry out the check-in process.
