The Letting Process

Stage 1

Free Marketing Valuation and Appraisal

An initial visit to the property to let to establish where your it sits in the current local market and discuss the best marketing solutions to rent your home.

Stage 2

Marketing your Property

We use modern technology and local knowledge to create an enhanced profile of properties to let. Using high quality photography, floor plans and mapping tools to entice potential tenants directly to your listing. We offer maximum exposure through Rightmove, Onthemarket, Zoopla and Prime Location as well as large window displays within our office.

We also promote available properties through social media, giving us a wide scope of potential tenants and viewing opportunities.

Stage 3

Viewings and Feedback

All potential viewers are vetted in regards to their current situation and their ability to rent your property.

We offer the option of accompanied viewings during our office hours if required. Once a viewing has taken place, we will obtain constructive feedback within 48hrs to improve your chances of finding the right tenant.

Stage 4

Tenant Referencing

Once a suitable tenant has been found, we would arrange for references to be taken up from specific sources such as previous landlords and credit agencies to determine suitability for taking on a shorthold tenancy.

Fees will be applicable, chargeable to the potential tenant for this service.

Stage 5

Commencement of Tenancy

Once an agreed start date has been chosen, we arrange for a schedule of condition and a tenancy agreement to be drawn up ready for checking and signing, along with collection of deposit monies and the first month of rent upfront. The deposit will be secured within the Deposit Protection Scheme.

Stage 6

Management Services (Full service only)

We offer a rent collection service monthly and quarterly inspections with summary. Maintenance issues are dealt with accordingly with preferred tradesman and peace of mind that your property is in good hands. A full check out service is also provided on termination of tenancy.
