Services & Fees

As a landlord, whether new or experienced, there are always choices and decisions to be made.

Every landlord, regardless of experience or portfolio size, is extremely important to us. We make sure to offer a very personal service from experienced staff with extensive knowledge of the Halstead area, and who are adequately qualified to handle matters on their landlord’s behalf. Our team has the unique ability to call on in-house surveyors in the event of any building issues, and architectural personnel to take their clients' future plans for their properties to the next stage. 

As a local independent agent in Halstead, we are able to tailor our services to suit our landlords’ requirements. Our displayed lettings and property management fee structure gives only an indication of average charges and the services covered. Every landlord is treated as an individual and will have both our services and fees tailored to suit them. 

Our relationship with you as a landlord starts before the property is on the market. We are always happy to meet prospective landlords at their property as they prepare for their rental. Our team is ideally situated to advise on the legal requirements placed on a landlord and to offer a free market appraisal. We’ll also guide you on how to get the property ready for the rental market.

Setting up of Tenancy

  • Provide rental valuation
  • Prepare property brochure
  • Photos
  • Property promotion
    • Via On The Market, Zoopla, and branch website
    • Window display, and advertising boards at the property
    • Property offered to listed tenants
  • Arrange and carry out all viewings and provide feedback to the landlord
  • Arrange for EPC, EC1R, and Gas Safety Certification to be carried out if required
  • Carry out necessary ID and Proof of Address checks
  • Full tenant referencing by dedicated third party
  • Prepare detailed inventory with accompanying photographic schedule
  • Preparation of all prescribed information and Tenancy Agreement
  • Registration of deposit with Government recognised scheme
  • Carry-out check-in appointment with tenants/hand over of keys
  • Carry out Gas and Electricity meter readings at the commencement of tenancy (not water - carried out by the water authority)
  • A one-off payment is due after the occupation of the tenants @ 90% of monthly rental plus VAT.

Ongoing Management

  • Deal with maintenance issues as agreed with the landlord
  • Collection of rental payments with banking to the landlord within 5 working days
  • Monthly invoicing/statements to the landlord
  • Carry out routine property inspections with a report to the landlord
  • Arrange renewals of Gas Safety Certificate
  • Carry out check-out appointments with tenants/hand over keys
  • Negotiate the release of the security deposit as required.
  • All for 9% of monthly rental plus VAT

Additional Services & Charges

  • Check-out procedure for a non-managed property with a report to the landlord £150.00 plus VAT
  • Renewal of existing managed tenancy for a set term of 50% of monthly rental plus VAT
  • Attendance at Court ordered bailiff eviction £150.00 plus VAT
  • Attendance at court £500.00 plus VAT
  • Provision of additional statement/invoices £60.00 plus VAT per accounting year
