We are happy to tailor our services to suit the requirements of our individual landlords. However, we offer 2 types of ‘standard’ letting packages.

Tenant Finding Service

This service will set the tenancy up for you, and is suitable for experienced landlords who are comfortable dealing with their tenants on a regular basis, and who are able to remain up to date with new legislation as it is brought out. The service covers;-

  • Production of property details, advertising of the property and carrying out accompanied viewings
  • Referencing (using a dedicated referencing agency)
  • Service of prescribed information
  • Production of AST agreement
  • Preparation of Inventory with photographic evidence
  • Reading meters and advising both service providers and the local council of the occupants
  • Collection of security deposit (currently allowed at an amount equal to 5 weeks’ rent)
  • Collection of first month’s rent
  • Check-in procedure for your tenants
  • 80% of first month’s rent plus vat (96% inc vat)

Management Service

This service is suitable for those landlords who are not in the country, or who prefer not to deal with their tenants on a regular basis. Whilst we are able to deal with all aspects of the property’s management for you, the service may be tailored to enable you to deal with areas which you are comfortable with, (some landlords prefer to deal with their own maintenance for example) or you may wish to nominate your own contractors.

The tenant finding service as detailed above will be followed by

  • Collection of monthly rent and banking to our landlords nominated account
  • Monthly invoicing and statement to our landlord
  • Quarterly inspections with written report to our landlord
  • Ongoing management of the property - this element will be tailored to our landlords requirements
  • Check-out procedure at the end of the tenancy
  • Use of our DPS
  • 7.5% of monthly rent collected plus vat (9% inc vat)

We are happy to assist the independent landlord with the following services

  • Use of our DPS £72.00 inc vat per tenancy term
  • Re-letting of ‘tenant finding service’ property 60% inc vat of monthly rent
  • Renewal of a ‘set term’ on a managed property 50% inc vat of monthly rental
  • Property check-out and report to landlord for a non-managed property £180.00 inc vat
  • Property Inspection Report for non-managed property £60.00 inc vat
  • Production of an inventory
